It looks like "average valued" slots in the area are going for 1000-1100.Overall I feel like the CoC for this is a little low considering the initial cash needed.

While most 12 year old's were out and about on their Razor scooter, I can remember touring home construction sites in my neighborhood.

I look at (and end up with some) properties all the time that are essentially failed flips, where the flipper ran out of money, energy, or missed their profit slot.

When you generate leads online you're competing with the big sharks so what might seem like a huge budget to you is pocket change in terms of Google.

You really should not be entertaining into notes as an investment idea unless you have enough capital to work through the default potential of the loan.There are plenty of sharks in the market who will sell you an asset and not think twice about any potential capitalization issues you may have in the future.  

I think it is a great idea. 4% is absolutely unheard of for owner finance so if they go for that, jump on it like a shark.
