Understood I made a bad move here as this was first investment so didnt think much except at the location for longterm growth or possibly I move there as part relocation.

Interest rates decreasing a little more will be necessary to make this possible, too (DSCR loan).Also I will have another deal refinanced by then and gain about $70,000 of capital from refinancing that.

*Soon after, I will be moving to the South, where I will purchase a relatively moderate-priced home (less than $350,000), likely a single-family, possibly a duplex.~ I will most likely purchase the first home (multi-family) using a bridge-DSCR loan combo or a FHA203K (3.5-20% down). 

To connect with investors you will have to move beyond just digital - you will have to connect as much as possible on the phone and face-to-face.

Most of what you are looking to do is possible.

Putting less down may subsequently put you in a break-even scenario or possibly even a negative cash flow.

I would prefer to sell the property vacant or the easiest less stressful way as possible, however I was advised that could deter investors buyers interest as the rental income is a one of my strong selling points.I am open and would appreciate any thoughts and/or suggestions from fellow agents or investors alike.Thanks

Your question about hydrostatic pressure is getting into the weeds for sure...I would ask myself, does the potential water infiltration have the possibility to damage the unit and tenant property?
