I am about to help a friend market 2 books about Real Estate Assistant. Have anyone here tried to sell through social media? if yes which social media is the best to use?

Listening to the courses and traveling to the venues he had in Dallas and Orlando helped me more so than my wife with my real estate knowledge, and I say me more so than my wife, because she introduced me to real estate when we began dating in 1999.

Vegas is saturated with gambling venues.  

It's located in a residential area and for example if I were to offer it as a wedding venue, it could not be used for a night time wedding dance as this would disturb the neighbors.Three bedroom apartments rent for $750.I do not want to go to the expense of turning it into a duplex or triplex.I do not want to go to the expense of turning it into a home.Has anyone else done something like this?

A LLC seems like the logical venue to achieve an offset to this year's taxes via MACRS along with adding to the basis with this year's improvements to the home, property taxes, etc. and luckily we already have one in good standing.  

I'm not an expert at all I have a few properties but I learn everyday figured it would be helpful to talk to others in the area in a meeting venue.
