Eventually the LPs sued the GPs (mostly because of me) and we recovered the principle amounts plus legal fees but it took almost 10 years to get the money back.

Many investment sponsors find dealing with IRAs/401(k)s to be a huge nuisance - but it does not have to be that way.Regarding the LLC structuring for the investments, you seem to be describing deal syndication in which there is a General Partner (GP) and Limited Partners (LPs).

Or should my tenants make all payments and contract with the LLC A that holds the property and then I subsequently make draws out of there.  2-If i were to raise money under the traditional GP/LP and the GP would be a newly created LLC that I wholly own and I also wanted an equity interest using one of the LPs, should the LP interest be owned by a parent company (Parent Entity LLC) or is it individually myself?

In some cases in real estate, it can appear to be a pyramid scheme but there is a big difference from a lending perspective and good syndication perspective in that the lenders [HML] and investors [LPs] do, in most cases, get their initial capital back.
