So long as you could justify it and show how said foreclosure really had no equity I think you'd be relatively immune from a lawsuit, which I think is how most banks as stated are getting away with foreclosing and keeping whatever equity they get. 

As an added bonus, Google Voice and my Hangouts integration are free.I said all that to say this, I got into Google Voice early and never bought in to any of the changes (except integrating into Hangouts) so I am immune (for now) to the changes and restrictions imposed on new comers.

I think that is partly due to vaccines, but also due to herd immunity in my city from our outbreak last December. 

You hold the erroneous belief that the US is somehow immune from market forces.

Some have major immune system issues, cancer, etc. 

Oakland County will be immuned except the areas I named because of the nicer housing stock and schools.

Not saying you necessarily think that, but want to make the point since most newbies miss it and some investors have actually deluded themselves into thinking they are immune.

My neighborhood itself is mostly new construction, a very nice and quiet area, but we're not immune to the crime.  

To me, The younger crowd with more immunity will stay on in the city post Covid .
