Lots of old properties where I'm at, so it isn't unusual to expect $10k+ of capex out of the gate for water heaters, putting in central air possibly, and other old property issues.

If you are looking to expand beyond student housing, Pittsford, Brighton, Gates, Chili, and Henrietta all have fantastic school districts and opportunity for family rentals. 

I can share my current breakdown of all costs etc. also I haven't done a 1031 but my understanding is it's just time gated to purchase a new property?

Only problem is that when she left she closed and locked the 5 foot high chain link double gates so if I weren't there with the key to the lock the guy couldn't get in the yard to read her note. 

Like you, I was frustrated with my first job out of college, wanted to get running out the gates as a full time investor, but found out quickly that dropping my W-2 at such a young age would be very detrimental to my finances. 

The property I’m purchasing currently has a fence on 3 sides, but no gate(s).

DST's have low returns like 5% and lots of fees, but other syndications like mortgage notes can earn up to 12% out of the gate with no record of failure, thus potentially offsetting that initial tax hit in the long run, but you have to do the math.
