First off, they are misusing the term "pocked listing" as to real estate terms, it's buzz, no big deal, but know a pocket listing is generally illegal by RE Commission regs, where an agent simply holds the listing contract and doesn't actively work it until they come across a potential buyer, they keep the listing in their pocket.I do not advise newbies to use a listing agent to buy, in a dual agency (which was misguided in that video) the listing agent represents the seller not the buyer.

When they are in a 'dual agency' situation (i.e. they are formally representing both the Buyer and the Seller), their obligation is to mostly provide information and not opinion / recommendation.

I have pretty significant student loan debt, just finished a dual degree program with a law degree and an MBA, just bought my first house (we didn't house hack my wife didn't want to now kind of regrets it), and just bought  a car.

If its an assigned/dual agency matter, the broker probably has a larger interest in asking the seller update the SRPD.

One other really key item would be for them to be held dual signatory - no movement of funds is allowed without the signatures of both you and the QI.
