Does anyone have experience (pros and cons) with Rocket Dollar?

It's NOT rocket science to figure this all out and the state even provides a website where you can estimate what your property taxes will be AFTER your purchase. 

This decision is too important to trust an online calculator; making a tax forecast is not rocket science on this but the gut punch because your basis is so low is understandable.    

Yes I have been talking to Wells Fargo and rocket mortgage ill definitely check out some mortgage brokers.

Great points to consider @Nate T. if rates sky rocket and the banks want their money after I transfer title I would be in a bad position. 

But given our high cost city and sky rocketing interest rates, early and simple analysis of any property has so far resulted in negative cash flow. 

So, they would refinance your current mortgage and then provide the 95% LTV HELOC.In my situation with the option they gave me it doesn't seem to be far off from my current mortgage, I'm currently with rocket mortgage w/ a 2.8% ARM and to refi with Lower (in order to get access to the HELOC) the new interest rate would be 4.1.

It is not rocket science, and any good remodeler should be able to handle it. 

The Palms saw prices sky rocket when people found out they had the potential to make $50k - $70k and they were selling for $170k- $300k.
