I think the math should scale (i.e. for ~$2M I should be getting >12 bedrooms minimum).Does anyone have experiencing owning investment properties near UofM central campus, and/or as a property manager, that can comment on how the rental market has been for the past decade plus (stability, concerns, etc.)?

I realize it's just an example and my comment is a generalization but just something to be aware of.With regards to the original question, I think it comes down more to what you want to do and what the offer is for walking away vs. rebuilding.That is the exact example a public insurance adjuster used when speaking to a local investor group a few years ago.

My investments were all what they termed private placement and was essentially funds used for lending, buying notes and recently land trust.After MIdland sprun this on us, my spouse also has accounts, I did some research but didn't see a purpose to remove our accounts at the time.I have not been with ET long enough to give comment on them and what little "issues" occured were technical.

I can keep going, but that will all depend on each answer.Let us jump to your comment about your spreadsheet calculator, as I mentioned market could be completely different depending on where you live in, fo this you have to look at what you want to focus on "appreciation" or "cash-flow", there is a balance between them when one increase the other drecrease, and that will always depend on the market, neighborhood and cities where you are planning to invest.Finishing with your comment about wholesaling, please don't look at it until you fully move-in, wholesaling is another beast that is managed different and requires a lot of partnership, relationship and local knowledge.Let me know if I can be helpful in anything else.
