From this layman's perspective, moving Title back and forth is make the LLC look like a alter-ego. 

The lesson learned was that I took a situation that went against me suddenly, altered the terms and turned a negative into a positive!

As a result the property will sell for $487,500 and lenders will alter their guidelines to 'roll in' the buyer's brokerage commission, provided the property appraises for $500k.

I now will have another sale in one of the LLCs to add to the next purchase but that will alter the ownership % I had to declare before the 45 days were up last Monday.

The owner is going through a move, or a divorce, or some other life-altering decision, and needs to offload the property.2) Flippers.

You could also alter this slightly by adding a portion that you cover (maybe you pay for 20%, then have the other tenants pay for 60% and 20%) to help eliminate "They're using way more than they're paying" or whatever other complaints may come.

Since I only needed to add 2 partition walls (no alteration of the exterior or infrastructure) I was able to apply for the permit as an owner/contractor.

Properties are grandfathered in and do not need to conform to the new zoning of RS-3 unless you are attempting to significantly alter them.  

It would have been cheaper had I not made alterations.
