I did my first deal on my own when I was 19 ( I closed on my birthday) and during my first year of investing I closed 6 transactions 2 Bird dogs, 1 wholesale, 2 hard money loans and a home purchase. 

My goal is to execute my first wholesale deal before my next birthday, October 3, 2016.

HI BPs, I'm turning 36 this week and ran out of ideas what to do on my birthday besides going out. 

Another possibility might be adding additional sources of income - renting out the common space/room in the office if you have one, to the tenants for birthday parties etc, vending machines, coin operated laundry, pet fees, pet non refundable pet deposits.

i bought one similar to this , we took out six 30 yd dumpsters of crapp , taxes papers from 1950's , birthday cards from 1978 ...... i unfortunately found a gold coin the first or second day , so i wouldn't let my partner throw anything out without looking , lol .

I just recently had a birthday and when asked by my mother what she should get me for my birthday, I handed her a list of 10 books I couldn't wait to get my hands on.

I'll hit that goal on my 40th birthday and it will give my wife the comfort level she needs to go along with my other crazy ideas.

I am in the process of closing on my first home on the 31st, one day after my 23rd birthday!
