I agree with you that HAI is a good indicator of where market "could" be headed.

With the way the economy seems to be headed at a global level, along with the threats of hiking interest rates, coupled with the additional price increases of everyday goods and gas, it might be wise to take in a profit while the window is open.  

There's a class on Jan 7th on different creative financing I may be heading to as well.

This will better help you get an understanding of not just where market is today, but also where it may be heading.

Does this cause anyone to revise their assessment of where the real estate market may be headed next year?

Back in March of last year, the real estate market looked to be headed into a steep decline due to widespread stay-home orders.Since then, homebuyers, supported by low-interest rates, have kept the US housing market afloat.

And since nobody seems to sell to conventionally financed buyers these days it looks like I'll be heading down that road.
