So for us to use a metric that looks at having to make $100K on a deal to make it worthwhile is a non-starter.

I know I could have a family member co-sign a mortgage with me but not sure the best way to approach that conversation and what incentives I’d be able to offer to make it worth while for them other then their “familial duties” haha. 

I'm finding that the single family market for fix and flips hasn't been yielding anything worthwhile.

Consequently,  there's rarely enough of a deviation in price between these auctions and what you can buy on the MLS/elsewhere with full diligence capabilities to make these transactions worthwhile. 

Is it worthwhile opening a discussion with the property owner to see if they're open to selling the property?
