Pick a software that has a workflow that feels good to you, and above all has amazing customer support.

This setup helps simplify the workflow while ensuring all necessary steps are covered efficiently.

As with many here, I've been using a mix of Cozy (now Apartments.com), Stessa, and a few other custom workflows for turnovers that have worked well in the past, but with the takeover of Cozy by Apartments.com I'm now out shopping for better options for my primary, tenant-facing service. 

I'm from Grand Rapids.I use a 11"x18" graph paper and a daily morning workflow - combined with Google Calendar.

I'm moving because I'm ready for the paid stuff, and Zoho has a whole suite of software (from social media to work flows to appointment scheduling) and they all integrate with each other.

While to some extent software can act appropriately based on averages, that'd different than actually understanding the marketplace and workflows and optimizing.  

It might be worth a look and see if it suits your workflow.

So it would depend on following:- What are your top 10/core needs of your business workflow.- Do you want to manage the new system internally or have an outside vendor manage it for you for a small fee.- Would you be requiring custom changes often to your digital workflow?
