I can't speak to the market you're looking at specifically-- However a mix, with most weight on sold and pending (if listing agent is able to share terms) and a bit of weight on active is common in balanced and buyer markets.

Be sure to keep a copy of the ad with your tax papers in the 1 in 1000 likelihood that anyone will ever ask you to prove it.What you don't want is that upon the sale years later you find the IRS adjusting the cost basis to take into account the year of purchase as a year of "allowable" depreciation even though you didn't start depreciating that year because the rule is that whether you take it or not it is treated as a reduction of the cost basis.

When I got my SGL it came in with a significantly less percentage than my ownership percentage when I questioned this they stated:  "The 0.19838% is his weighted average percentage based on 0.4476% ownership percentage since he came in 2/8/24.
