For this reason, make sure if you do go the MTR route and you do end up either allowing rental arbitrage or using an MTR management company that you a) have a water tight, attorney drafted, state-specific lease with the arbitrager and b) they have the same in the lease agreements they're using to rent out your property.

Then I would make sure the house is-1. water tight - fix the roof2. all working parts are still working ( water heater, furnance, ect) and no exposed outlets or wires3. broken windows4. tight doors5. no flaking paint exterior or interior6. flooring - safe to walk on7. fix or remove rickety outbuildings8. pleasing to the eye from the outside ( well trimmed shrub & trees)This is what I learned on my first buy and it just cost me 3 returns of the appraiser to get it right.

I then sprayed two coats of mold killing, watertight primer on the walls, and a slightly different product for the ceiling.

Meaning, your attorney really needs to nail all this down in a watertight agreement in order to avoid that the owner suddenly sees the gold himself.

Get it to fit just right and go on to the next piece......if you screw up, just get another plank and start again....not a big deal.Get a good fit, and then a good bead of silicone between the plank and the tub.....that will need to be re-done every couple of years to insure a water tight sealUnless the tub is sitting on top of the tile, that's basically what the tile guys did and then filled the gaps with grout...same principlePretty easy to do....just tedious.The other option is to use quarter round....but you will still need to spend a lot of time trimming and getting the joints to match right at each angle etc

The duplex has beyond solid bones, sandstone foundation that has been repointed and is watertight, roof is 10 years old with a 25 year warranty, windows were replaced as needed, and newer furnace/hw tanks.
