Ask them to get rid of the animal or you will evict, file the eviction if the animal is not out in 24 hrs, after you file the eviction application again ask if they will get rid of the animal, move or be evicted.....their choice..Intimidation is a under utilised tool in a landlords arsenal.

I would add "good schooling disctrict" to your search criterias for a good market to target.As for your plan of attack, I would suggest utilising more channels of outreach to market to your leads for better chances of success.

Research the different rates of return that investors use - there are several and it can be overwhelming to understand how to utilise them properly to begin with but you can begin to understand them and then perhaps choose 2-3, like Cash On Cash and Return on Equity for example, the more involved calculations like Internal Rate of Return and Net Present Value are normally done on larger properties.

Not to mention that half the provinces in Canada utilise Power of Sale in lieu of judicial foreclosure and the banks have an obligation to make best efforts to sell the property at FMV ... hence these properties are typically sold through a real estate agent and listed on MLS.When you do have additional Canada specific questions, feel free to reach out.
