We close Aug 22nd and so far we've done a ton of paperwork and we're at the appraisal stage. 

At this stage, you can also discuss creative financing options, like seller financing, that might help bridge the gap between what you can afford and what they’d like to get for the property.

So really need to do some deep market research, haha, but not so willing to pay for this, at least not at this stage when I'm just starting out.
