If he doesn't move out you have to go to your county precinct office and file for eviction, at which time they will give you a court date and a constable will notify your tenant of the court date.  

The signing parties are "stopped" from saying anything different after they sign the letter.Each Tenant Estoppel Letter states the attached copy of the tenant lease is accurate and was signed by the tenant, there are no other written or verbal agreements, the tenant has paid rent through a certain date, and there is no prepaid rent other than the current month.

You can always sale on your date and convert appreciation to monthly cashflow.  

Most softwares will list (at least) name of guest, stay dates, ADR, and revenue to owner.

You might also consider changing their due date to later in the month going forward. 

Is it possible for the investor to exit this deal at a later date?

I want their lease end date to be June 3rd. 

The close date comes and passes without notice despite me reaching out.
