I’m obviously a lot older than you and when I was in grade school in the 1950s the standardized tests being utilized WERE biased, a lot of which was based on economic background.

Cleveland passed stricter rental registration requirements over the last year, and Shoreway did not order the needed lead testing or HVAC testing to meet the required deadline, and when I asked if they had ordered such since the city sent me a letter, they have no timeline to!

If you want to test you're own theory there is no harm in putting up the rooms as separate at a discounted rate and see if you end up with some bites. nothing wrong with throwing the add up and testing it.

Long story short, the simplest way to look at this is to add a 0.5% or 0.55% to your FHA rate and then compare that to a Conventional option (note rate + PMI rate) priced with 1.75 discount points.

Wherever you took your broker's class you should have ample study materials.If you are talking about your real estate agent's license in NJ (that is not a broker's license), you need to take the initial class at an accredited agency and they will give you all of the materials after you finish the 75 hours for the test

Like @Mike Kehoe mentioned, I likely wouldn't use PPL providors as the foundation of the lead generation plan long-term, but they're amazing for supplimenting a plan and/or getting leads quickly in a market that you're wanting to explore/test
