It slowed my roll. 

This of course pushes "comps" lower and affects the selling price lower of anybody trying to sell.

DSCR won't work for us because given the rent roll we would only be able to be at 65% LTV, and we are looking to be at 70%-75%.

I suspect the investment in AI will push the better properties and hosts to the top of the pages and push mediocre properties and hosts down. 

Got lucky with timing and market conditions... did a few then rolled the proceeds into my first MHP.Wow nice!!

I recommend finding someone you trust that can mentor you and help you push through your mental & environmental resistance. 

For instance, I had a 72 unit apartment deal where surrounding homes in the area were $130k and because of this I couldn’t push rents to where I wanted them to be because qualified renters could just buy a house for around the same monthly payment of my two bedroom apartments.

I had an outstanding cost of $30k that I rolled into a cash refinance on our primary residence.
