We are also in process of onboarding with Appfolio in our Little Rock and Memphis property management offices.  

After reading back through the contract it states the contractor isn't responsible for rocks, trees, driveways, or utility lines.

Meaning, a Class C Neighborhood will have majority of Class C properties, but there will still be some Class B and some Class D.

You'd be better off of in Little Rock.

Below are some actionable steps I plan to take after identifying a market:- find a rock star agent by referral and/or calling brokerages and asking to connect with their top producing agents- find a rock star contractor by referral and/or yelp- have control over construction by setting per diems to incentivize contractor to finish the project on time, within budget, and with good quality- leverage my rock star agent's time to check up on the construction process (checks and balances)- hire independent handymen/inspectors to check up on the construction process for a flat fee (checks and balances) There's competition everywhere, you won't escape that in any market. 

Then clear a pool below a spring and rock formation. 

If you aren't a contractor or aren't getting rock-bottom pricing, what is the point?

If I was buying south or southwest of Asheville right now I might be trying to get very close to one of our great new downhill mountain bike parks, meaning Ride Kanuga in Hendersonville or Ride Rock Creek in Zirconia.
