Currently we are finalizing paperwork and figuring out what insurance we need and just trying to figure everything out all at once.

I figured DC would be a great area to invest in because it attracts tons of young professionals.

I would like to start again but  accelerate and to get more doors I figure a small apartment building may be the way to go.

I am still trying to figure out my buy box, but long term rentals feels like the right strategy for us.   

I figured if I get a decent deal on a turnkey property that has at least 3 bed 2 bath I can prob rent for 2k a month give or take depending on the amenities and make decent cash flow. anyone else have any experience with renting single family rentals in this area?

I was trying to avoid the eviction process just because I know it can be rather lengthy in IL, I figured with the month-to-month I can just cancel it hopefully without any issues. 

I am trying to figure the best way to go about it.

Can you figure out for example who has seniors in high school and do they have any other kids at home.
