If they haven't already, ask both of them to provide a detailed scope of work and then compare pricing based on the scope they provide.

Understand the fees involved and calculate the total cost for an entire year of management so you can compare the different managers.

I've looked into 6+ including calling and experiencing the customer service myself and have not found one that seems reliable.

The first thing I would do is to find an investor-focused realtor that can help you connect with reliable contractors, property manager, etc.
