Just curious if any particular type of structure has the best ROI or is the most desirable by renters looking to get away from it all and relax in nature? 

@Joshua Christensen wouldn't expenses naturally be less if the seller's just spent about $75,000k on cap ex improvements? 

When Helene/Milton hit we had local displacements and I suspended any rising rates (rising naturally due to spike to demand). 

Pertaining to air rights and laws we do not develop in this nature so not sure I can be any help here.

Charming, smaller coastal towns with a slower pace of life, natural amenities, seclusion and semi-self sustainability are high on the wish list of many high level clients and investors. 

My professional background is data science / analytics, which means analyzing cash flows will probably come more naturally than building relationships, which apparently, is how one finds deals worth making.Are there meetups in these areas I should attend (digitally at first, presumably)? 

They are releasing permits now on a regular basis and things are able to move forward like they should.  

Let me explain...Houses naturally have an aesthetic to them when they are first built.

I personally don't mind cooking on electric but I will say that cooking on propane is different than what most people know which is natural gas.
