Read Avery's 2 books.

As you read these books, watch the BiggerPockets podcasts.

Then you can read a more in-depth book like The Book On Rental Property Investing by Brandon Turner or The Unofficial Guide to Real Estate Investing by Spencer Strauss.2.

Open to hear/read and tips and advices that could help me on my research for my first deal!

I have been reading the online resources about getting started, searching the market, and even doing tours, but I am hesitant to jump in and buy a house as I have quite a large amount of student debt.
