Don't get me wrong, I have no quarrels with the toughness of watersports and the amount of energy it requires to participate.

Your quarrels with your partner should not spill over to the tenant.

If that is the case with your quarreling couple, what makes you think that they have the money to pay up the term of the lease?  

We are in an expensive area (Santa Barbara, CA) where the cost for cleaning services is minimal relative to the rent prices, so I can't imagine many tenants would quarrel over this, especially if it is included in the rent.

I think you are correct about being on drugs because what doesn't seem to be understood here is that it's not the new tenants with whom the quarrel is but with me.

On the location and concentration, that is probably more a quarrel with the local planing commission on whether they should have single family interspersed--and  probably the single family buyers/builders would not want to be next to a rental...

Summary of the IssueA family that I am renting out to had some internal quarrels recently.

Tenant/neighbor quarrels were an issue for me as there were shared walls between units.
