Why add an ADU if it can be purchased cheaper?

This sounds like a home run and a great first purchase!!

My uncle has done 84 percent for the last 14 consecutive years (these numbers can be proven  and have been well documented) .

Is it common to purchase a home with other debt?

I definitely wouldn't sign a purchase agreement before seeing the property.

Document all improvements with before/after photos and receipts, highlight upgrades that add value (kitchen, baths, etc.), and research comps in your area to ensure your property aligns.

If the proper reports and documentation are not completed, you run the risk of failing an IRS audit and the cost segregation not being honored.
