Why not just advertise it as a 4 bed/4 bath and promote the apartment as its own private suite? 

It may be hard to find unbiased advice on account of that.To me, it seems that his/their core competency is promotion and fund raising.

We try to offer a winter promotion of $200 off the first few winter months then make the lease 14-16 months so that the lease end date is not in the winter again!

I believe coaching does work, but I also believe that 90% of the coaches are better at marketing / self promotion than they are at doing deals. 

Having to go see a piece and pay for transport makes used less attractive. 

The construction aspect of it, which many banks have swayed away from is the main piece you're going to be looking to find. 

They just started sending me promotional emails again since a month or so back and their prices look decent.
