Then there were weekly phone calls that despite there ever only being like 8 people on the calls I could never get acknowledged or get a question answered which led me to believe they were pre-recorded and stale old calls.

They also tell you that you'll get Kris's personal cell phone number.. ha. yeah right. the guy legit never responds and when you call, it goes to a pre-recorded message that sounds soooo fake - its clearly not his real number and he doesn't get back to you with any valuable information.

What I found helpful was that it was flexible since the whole course was pre-recorded videos with printed materials to go with it.  

I listened to a prerecorded group call and it was also useful and interesting.

Second @Dylan Tanaka comments.We also have found that a great technique is a pre-recorded message the seller can listen to when responding to your marketing.

I would prerecord the voicemail with my voice so no bots would be used.

I'm not going to post what company I use here because the purpose of this isn't advertising--it's to share knowledge and tricks.Now what ringless voicemails do is slip in a pre-recorded message from you into a sellers cell phone without ringing their phone.

If they make every payment on time for a year or two, your investor friend can hold the note for a nice investment over time.I do think that giving them 80% of the payments towards equity is too much, he should consider much less.Tenants should be easy to find via newspaper ads with a prerecorded message to screen out interested people.
