I am aware of companies like Pad Split, but would prefer to have a more traditional company overseeing the day to day since I am out of state the majority of the year.

We would prefer to jump into the market with a duplex, triplex or quad as our first purchase. 

FYI - with all the social media choices, all you have to do is make a plan to post the same message across numerous platforms.- You can even recycle the messages annually or quarterly!

In general, I’m of the opinion that if given the choice it’s always better to invest in a syndication than a blind pool fund.

Your son is likely paying more than the property is worth, by definition, as the seller would almost certainly prefer a similar offer that was not subject to.

I think a good starting point would be looking at the comps in your area (recently renovated or new construction homes) that sold around your desired sale price and in your desired timeframe and taking inspiration from there design choices. 

The choice is fairly binary between convertible sofas and thin mattress sleepers. 

It wouldn’t take much time with “steady” home prices for the graph to self correct. 4) I assume at least some of this is choice.
