He pays seller's note ("outside" loan), and then the seller turns around and pays his loan ("inside" loan).

I have an opportunity to purchase a mixed use property that seller is open to using partial seller finance.

If you have the sellers, the buyers will start reaching out - it likely wont work for some of them and then you can ask what they are looking for and build relationships that way.

funds only go into interpleader after months of sitting in escrow. the court just does not hand the money to the seller either.. if not agreed upon the funds go to the state etc.

Now the senior lenders start filing foreclose against the original sellers.. the Original sellers start filing complaints with the AG.
