I just bought a new-build townhouse in Nov 2024 that included a washer, dryer, fridge, microwave, HVAC, etc. for $240k.

My $2000 also covers stuff that inevitably break under normal use - I had to replace a washer $700, a stove $600, a microwave $100, and a grill $400, all  within last 2 years, and paid close to $1000 for various service calls by electricians and HVAC techs and pest control. 

Built in microwave, I would not.

Real estate investing works out best when treated with a crockpot approach instead of microwave. 

Think crock pot, not microwave.  

We actually keep a pantry pretty well stocked with basics:  tea, coffee, cleaning supplies & laundry stuff, cup of noodles, ramen, soup, oatmeal packets, microwave popcorn, spices, bottled water, lemonade mix/crystal light, etc.  

 :)I no longer supply appliances (outside of a built in microwave if it was already there) in my SFH or duplexes.  

I set clear rules: no cooking, but guests could use a microwave, toaster, and coffee maker.

So I do want to clarify a few things about how my property is furnished that I assumed was implied, but my potential MTR does have the following: - Washer/Dryer- 75 inch mounted TV - Fridge/Microwave - Kitchen Appliances (silverware, pots/pans, soap dispensers, coffee maker, cutting boards, etc) - Multiple large mirrors on walls, fake plants around the home, living room carpet/coffee table in additon to couch. - Full office with a desk and a deskchar plus filing cabinet. - Bathroom towels, hair dryer, soap, toilettires, etc. - Grill in the backyard.

But this is a crockpot situation, not a microwave.
