Except for the mental pain losing $10k isn’t THAT much worse than breaking even.

I've always had more of the Warren Buffet mentality, "hold for life", when it comes to my portfolio.

If that is the path moving forward we will be left without a home as of 9/21/24 which will create incredible financial, mental, and physical stress on our part.

With an invoice showing "no charge" for fixing the cupboard, this hopefully can't happen again if a contractor changes did mind or has some type of mental lapse.  

I recommend finding someone you trust that can mentor you and help you push through your mental & environmental resistance. 

Besides the financial liability, I would not want the mental trauma and anxiety of knowing a kid had died in my pool. 

If your mental health is compromised by looking at deals, you should stop.

The "Set it and forget it" mentality, I think, will limit your listing big time.I do all of the pricing across multiple listings. 

So, if you have 10 units and you are going to pay $1,500 a month and you are working on an active income job, too, this is an easy switch due to the labor mentally and physically (even if it is just phone calls) to get these rentals running as a well-oiled machine.  

Pair that with E-myth to build solid systems and Can’t Hurt Me for mental toughness, and you’ve got a killer combo.But here’s the real trick: consistent action.
