We embrace S8 applicants, but screen them just like any other applicant.Many have an entitlement mentality and try to leverage their S8 voucher by pretending to be helpless:1) A percentage won't apply because they expect a landlord to waive application fees for them.2) Many cry broke and expect a landlord NOT to charge them a security deposit.3) Many of those same S8 tenants trying to avoid paying a security deposit, won't make an effort to call the list of nonprofits we send them that will pay their security deposit if they apply.4) A lot of them try to avoid paying for utilities.

Since I have never heard of them that might be a sign of a mental problem on my part.  

Except for the mental pain losing $10k isn’t THAT much worse than breaking even.

Of that 50M, 25M was allocated for the construction of a new recreational faculty that has since been completed.

If I'm mentally and emotionally all-in on the incoming administration and think the economy is going to be amazing, best economy with the biggest hands ever, etc etc, then I can do better than gov't bonds, given the emotions I am experiencing.

If that is the path moving forward we will be left without a home as of 9/21/24 which will create incredible financial, mental, and physical stress on our part.

I recommend finding someone you trust that can mentor you and help you push through your mental & environmental resistance. 

I've always had more of the Warren Buffet mentality, "hold for life", when it comes to my portfolio.

Besides the financial liability, I would not want the mental trauma and anxiety of knowing a kid had died in my pool.
