This lag is caused by the time it takes to acquire land, entitle it, design and draft the construction documents, apply for and receive permits, begin and complete construction and finally to lease up the property.

Those are the same listings you'll see on Zillow without an agent but I'm not sure what the time lag is between them posting to the MLS and then going up on Zillow -- agents might have a small jump on what you can see online.

The 2-4 day lag might just be in my area (not sure if it would be region-specific) and it may not be the case 100% of the time, but it does seem to be the trend.As for sales, though, I'm not really sure what the lag is since I haven't really monitored it.

If the LAG is higher than the BFE, the structure would be removed from the flood zone.Based on the info you provided in the post, you meet the criteria for an LOMC.
