Being out of state, I would suggest vetting your "team", meaning find an investor realtor, lender/s (hard $ / long term), property manager, contractors, etc.

I think most people would agree that a single family home is better than a condo for a long term rental.

If they pay then no need to take next steps but if they don’t then at least you’ve started the (sometimes long) process and are ready to move on to the next step (eviction).

Does anyone have any experience with furnished mid term rentals?
