We refinished Floors, New paint on all walls and ceilings, new light fixtures, rebuilt entire back deck, painted entire exterior, trimmed large oak trees where branches were hanging over the roof.

You can also make your place more trouble-free by fixing things up front that are most likely to break (new light fixtures, light bulbs, door locks, etc.).

My guess would be its a "you get what you pay for" situation.Can anyone shed some light with recent experiences?

I'm slowly making smaller improvements, like paint, light fixtures, and outlets, but my townhouse does need some larger repairs, such as new floorboards for my large deck (not covered by the HOA), an overhead light in the master bedroom, and new flooring in the basement.

We are able to get great incentives and the ability to own an investment property that take a very light maintenance budget for the first few years is a huge plus.  

Hey Yianni, I would start with something either turnkey or light value-add, so you can start forming your team with less pressure and risk.

Planning on doing a light reno to replace carpet, repaint, etc.

Light renovation needed, 3 bed 1.5 bath.
