we initially do an loi (with careful verbage so as to not make it a binding agreement) when making offers, then after agree ment submit contract/purchase agreement (not a gar form) drafted by our real estate attorney who also happens to be a professor at Emory law school.

So I found a off market lead and the seller only wants me to talk to his agent from now on and he also wants to only use a GAR (Realtor) contract, that his realtor will prepare.

A clearly written and defined the terms of the contract will be less likely to end up debated in a courtroom, so the two best options will either be a GAR (Georgia Association of Realtors®) contract or one drafted by an attorney who specializes in the area of RE contract law you are endeavoring in.

I'm not really sure what the mechanics of an AG are, but what I'd like is a small group, say 5-6 like-minded individuals, that are available to meet weekly in the Tomball/Magnolia area to talk shop, review goals and progress, provide encouragement, and, of course, accountability.
