., there is nothing wrong with beautifying war-zone areas but just know that you have to be aware of the element that you will be surrounded by, keep the candle burning bright because you may have to spend a couple nights in the property to keep it from being rampaged, i haven't step into this arena, i prefer to go where the houses are selling, in neighborhoods that i know i wouldn't be afraid to live, but to each his own, if you can get a line of credit opened and then from there look into getting a mentor or someone who has done this before if you want to build your portfolio, it wont be easy but nothing is life worth anything is, do you duty and due diliegence and you should be alright, let me know if i can help keep posting but most of allĀ keep sharing

So I guess that puts me halfway between an OG and a Young Buck, which is about right consideringĀ that IĀ started in 2004 (partnering on aĀ "house-hack" but we still called it a hippy flop house back then), then picked up a 2nd property in 2009 with only $4,000 down thanks to the tax credit stimulus program ($8,000 tax credit for first time home buyers)Ā and managed to double the value of that one with value add improvements (live-in flip if you will),Ā then sold that andĀ did that again then went into multifamily.

It's hard watching them burn both ends of the candle and knowing that they could've gone to "better" schools, but IĀ wouldn't change it as IĀ am so proud of who they are.In the end, they should inherit a lot more than I did.Ā
