There is a reason that even if you are Curry or Lebron, Coby or Jordan, as great as are / were, they are still in the gym, day-in and day-out, working on the basics to their last day.

HOA is currently $172/month, with and additional $44 for club fees, covering club amenities, including a gym, boat lift, a restaurant etc. 

I travel for REI, businesses, my own business, and other interests related to work on average 2 days a month.I drop off my kids to school and then later pick them up with my wife after going to the gym every weekday during the school year together.

Sometimes condos/townhomes are better at attracting young working professionals given that they are usually in more densely populated areas and often will have amenities that come with the HOA like pools, gyms, etc. 

Have they ever been to a public pool, or water park, or hot tub at a resort or gym? 

I met my mentor Greg through my gym as I am a registered amateur USA boxer and I always wondered why this older fellow was always boxing with us at the gym and never at work.

Newer buildings now have state-of-the-art amenity packages with pools, gyms, co-working spaces, high-speed internet, and community gathering spaces where savvy property management groups will have apartment building events to encourage this sense of community, all being a level of convenience and neighborhood community people cannot get anywhere else.

In lieu of living quarters, and if your area doesn't really need the value of a garage due to weather, the best uses I have seen are full-service home offices or gyms.

I considered adding a universal gym but will go with billiards and foosball instead.There are more spas in this STR market than EV chargers ((only 5 or 6 units have a EV charger), yet it is about 200 miles from the nearest large metro (too far for most EV to go without a recharge).  

The important things to consider about HOA fees is that they usually include some utilities: Water/Sewer, Trash, sometimes shared amenities like gym, clubhouse, pool, and they are saving you the time and headache for property maintenance: lawn care, tree timing, roof, siding, etc.
