Hard money typically refers to a company that has it's own underwriting guidelines, rates (9% - 15%), costs, draw process ect.

Their might be some wiggle room if what is being collected comes in over the market rent however for the most part the market rent would be the preferred guideline and any deviation from that would be up to the lender that you are working with.

Here's an easy prompt for it:Please calculate how much I can afford for a duplex using FHA current guidelines of debt to income ratio, with one side being rented currently for "XXXX" amount.
