I have started investing for a few years and had some good results with a few GPs but even those GPs who had been coaching other people had really bad results this year (mainly no distribution).

Would love to hear some input from the GPs out there on the most efficient way to do this.Thanks! 

I want to take down a deal between 40-80 units and have 3-4 GPs on the team.

Any tips tricks or otherwise when presenting to potential partners would be immensely appreciated.
