Cozy is definitely a front runner between my wife and I with a few other prospects, especially as we look to scale. 

Robert Kiyosaki is for sure a frontrunner in the investing arena and talks about a lot of it.I personally have always bought turnkey so I don't have to do work for a BRRRR or a flip.

Front runners - DC+Virginia area and Philadelphia Long Shot - Dallas, Austin or Toronto

In an era where information rules, the small to medium sized real estate investor can NOW be a "Front Runner" AND a major player within the commercial real estate market!

Here's how my priorities lie:1) positive cash flow2) pull out as much invested capital upon refinance3) long term appreciationI'm an out of town investor deciding between a couple different cities and San Antonio is the front runner right now; However, I read a post about another out of town investor having a hard time finding a contractor that would quote him a fair price which is a major concern for me.

If the seller is not doing this then they are obviously being deceptive and hiding a unacceptable tenant situation.Also, out of state or not, your agent is only your front runner.

Also realize that the front runner for 2016 has long been strongly supported by the big banks who have benefited significantly from the law.   

But if you can extend the drive further to 8 hours and 90 miles south from phoenix, then Tucson would be the front runner as far as real estate.

I've had times when my front runner, the person I'm 99% sure of, turns out their significant other is a jerk and chose someone else,   or if the front runner is aloof,  I don't rent to them.. you learn a lot about a person by meeting them!    

The lake house should probably be the front runner because you know who wants it!
