There are towns that are not too far where there could be some options for you, but I would start going to real estate investor meetups and pair that with books and podcasts.

The best way to learn about how to really invest in real estate is to read books, listen to good podcasts, and pair that with going to in-person meetups so you can see people just like you, married with 3 kids, who are making it work for them.

I would not divest from this, as much as I would invest in some pairing that gives you a little yield to help offset a bit if it's a real crunch. 

If your goal is to rent the property post-renovation, you might pair a DSCR loan with a short-term hard money or fix-and-flip loan to cover the rehab costs.

That’s funny to me they compare a home that’s taking on rain from the outside inside, basements full of water all the windows broken, everything is wet and has to be re paired.

Pair the deal with a cash flowing instrument like a tbill, mortgage note, or some other form of fixed income to help yield too.
