We’ve completed a few flips and BRRRRs and currently own a few duplexes and quadplexes.

(Again, ask the bank.)These days I lean toward flips (which is unusual for me) but if the numbers show it cash flows all in with a 7% loan, then sure.

I am eager to learn the ins and outs of fixing and flipping properties and would love to hear from those with experience in the field. 

Working with someone that knows the ins-outs of the market is what you need to do when doing flips, what are the comps, what is going on with that HOA that could cause to decrease the sales price, what the actual model match or close to it sold for...

I have read many articles in the form and I have also read books BRRR, the flipping framework and the book on flipping houses, in addition to listening to the podcast for the past a few months.

Although I’ve been a landlord many years, I bought my first flip. the contractor has the key to my house and works on his own. 

Is it better to refinance and rent and still follow BRRRR strategy or fix and flip in 2025?
