I feel you have WAY more experience then I do! 

I'd go with a lighter color brown or so because dark spaces with low ceilings need to feel lighter to be home-y-er.

It’s the same as when you were in car sales: People want to feel like you’re listening to them.

The more people living in a building, the less personal responsibility each tenant feels.

I feel confident about making the property cash flow once we get tenants in the home with the co-living strategy, but just covering all my bases, I would feel a lot better with an extra exit strategy of being able to rent the home out the normal way with one tenant.

We have our first inspection of a potential investment (deal from a wholesaler) today, so I feel like that is a step forward.
