In my day job I teach 5th graders math, ELA, science, and social studies.

@Isaac El  A good place to start is to call the Housing Authority and see if they have tenants looking for specifications that fit your property.

Carissa,There is a much stronger position you can be in by using a true Portfolio investment loan and getting an "ELA" Express Loan Approval.
