Agreed level playing field I would love for the real estate commission in each state to be disbanded and no one need all the over sight and licensing that goes on and continuing education that is mandatory to keep the licenses. 

Well that was over 100 years ago and our city is just now at a population of 95k, the club disbanded a long time ago but the emblem became the unofficial logo of our town.

In our particular case, it is 80% of the households must vote to disband AND there has to be prior approval from FHA and the VA.

When my Dad's HOA disbanded (in Oregon City), it required a 90% agreement from everyone in the HOA.
