@Dell J.I'm not surprised the the USVI is being hit, as it's in the middle of the Caribbean and the effect on tourism hasn't been that much affected yet indeed.

According to AirDna, Fennville, MI, Grand Rapids, MI, and Wisconsin Dells seem like good choices.

If it matters to the conversation: I'm planning to sell my STR in Wisconsin Dells soon and roll that gain into this commercial building.

Without diving deep on numbers, places like Wisconsin Dells and surrounding areas, Munising, MI for Pictured Rocks National Lakeshore, anything near Mackinaw Island - Cheboygan and Saint Ignace, lake towns near Boyne/Boyne Mountain to get some summer and winter traffic, maybe something near Arcadia Bluffs that sleeps 10-12 to host larger groups coming on a golf trip.

Dell,  in certain parts of the country and I am not sure what part of GA your in.. but in the ATL market anyone with over 50% leverage based on 05 to 07 purchase was under water.
